Frequently asked questions

What our clients ask

Can I buy a property in Spain as a non-resident?

Yes, non-residents can purchase property in Spain without restrictions. You will need a NIE (Foreigner Identification Number) and a Spanish bank account. In areas like Torrevieja and Orihuela Costa, where the international community is very active, we work with trusted agencies that can process these formalities within days. Once registered at a local address, you gain immediate access to Spain's public healthcare system, widely regarded as one of the best in Europe.

What are the real costs on top of the purchase price?

Additional costs range from 10% to 13% of the purchase price. In the Valencian Community, Transfer Tax (ITP) is 10%, plus notary fees, land registry, administrative fees and legal costs. We provide a full cost breakdown before every transaction so there are no surprises.

Why choose Torrevieja or Orihuela Costa to live or invest?

Torrevieja is one of Spain's most international cities: 52% of its 106,000 inhabitants are foreigners from 132 countries, with well-established communities of Swedes (1,840), Germans (1,237), Norwegians (708) and British residents. The famous pink and blue lagoons (a 3,743-hectare Natural Park), 6 Blue Flag beaches and nearly 2,660 sunshine hours a year complete the picture. Orihuela Costa — with Campoamor, La Zenia and Playa Flamenca — adds 10 more certified beaches, high holiday rental demand and a very dynamic market. Your investment works for you from day one.

Is San Miguel de Salinas growing as a property destination?

Yes, and the numbers are compelling: Q3 2024 recorded 224 transactions, up 151% year-on-year, with 471 new homes started across the full year. Rental yields grew 17.9% in a single year. San Miguel is also home to three British-curriculum international schools — Phoenix International School, El Limonar (students from 35 nationalities) and The O'Brien International School — making it the top choice for families with children relocating from Northern Europe.

Is it worth relocating here from Northern or Eastern Europe?

The data is clear: the cost of living in Germany is 37% higher than in Spain; rents in Oslo are 20% more expensive and in Copenhagen 37% more. A family with northern European income gains 30–40% in purchasing power by moving here. Add 2,660 sunshine hours a year (versus ~1,700 in northern Europe), January average temperatures of 12 °C, top-quality public healthcare, fresh Mediterranean food — rice dishes, fish, seafood — and an expat community of over 56,000 people from 132 countries. It is not just a financial decision: it is a quality-of-life upgrade.

What rental return can I expect from my property?

Well-located properties in Torrevieja and Orihuela Costa generate between 7% and 11% gross annual yield on holiday rentals. A €150,000 property can generate between €10,500 and €16,500 per year. Demand is strong both in summer (international tourism) and in winter thanks to the mild climate. We also manage long-term rentals for non-resident owners, handling tenants, maintenance, check-in and guest services.

Can I get a mortgage in Spain as a foreigner?

Yes, Spanish banks offer mortgages to non-residents, typically up to 60–70% of the appraisal value with terms of up to 25 years. Conditions vary depending on your country of residence and financial profile. We work with mortgage advisors who specialise in international buyers in Torrevieja and Orihuela Costa.

What is there in El Pilar de la Horadada, La Mata and the wider area?

The Torrevieja area offers much more beyond the city centre. El Pilar de la Horadada to the south is one of the fastest-growing municipalities: Torre de la Horadada recorded a 97% property value increase in the past year, with access to unspoilt beaches and a quieter pace of life. La Mata, a district of Torrevieja within the Natural Park, combines a protected blue lagoon with Blue Flag beaches and a tranquillity that contrasts with the city's bustle. La Zenia in Orihuela Costa stands out for its commercial boulevard and high holiday rental demand. Within a 30–40 km radius you get the full infrastructure of a major city combined with Mediterranean calm.
